GENERAL MANAGER - Property & Leasing

The incumbent will report to The Retail Development Director and be responsible mainly for managing all company’s Properties and Concessionaire Tenants at all Hypermarkets, Supermarkets, Minimarkets & Specialty Stores and ensure yearly revenue contribution to the Company is achieved.

Major Duties and Responsibilities:
  • Ensure that all Properties are maintained properly and in line with The applicable Building Management Standards.
  • Ensure Fire Safety Standard for each building is met and conduct regular Fire Drill for each building and regular testing for fire Hydrants and alarm.
  • Manage the Security, Housekeeping and Maintenance of all Company properties.
  • Manage all the Leasing Management, including all billings and Arrears (Collection of outstanding account) and lease agreement.
  • Manage all Concessionaire Tenant at Hypermarkets, Supermarkets, Minimarkets and Specialty Stores and ensure tenant mix in each Business Units (BUs) support the main business and meet its objectives.
  • Establish Property and Concessionaire Manual Policies and Procedures.
  • Establish yearly budget/target for Hero Property and Concessionaire.
  • Establish yearly Capital Expenditure (Capex) requirement for building improvement.
  • Establish Property Business and Marketing Plan in order to achieve the target budget.
  • Work closely with Legal and Licensing Department to obtain and renew all Hero Building permits.
  • Responsible for all contract renewal for Hypermarkets, Supermarkets, Specialty Stores and all related operational issues with Landlord for each business format.

Major requirements:
  • Bachelor Degree in Building/Civil Engineering or Real Estate
  • At least have ten (10) years experience in Asset Management and Property Portfolio for Commercial and Retail Building.
  • Be competent and familiar in Property Management (Shopping Centers and Commercial Buildings), Asset Management, Leasing and Fit out Management and Landlord Relations
  • Ability to negotiate with Landlords and Tenants
  • Ability to communicate well in both English and Indonesia Languages.
  • Knowledge on all types of motorized and non-motorized equipment.
